Buying a four bedroom pool villa in Hua Hin
Four bedrooms changes the conversation. A three bed villa here is usually a holiday decision. Four is a life decision, bought by families relocating with children and by buyers who intend to spend most of the year here. It is also the size where build quality varies most, because the larger the build, the more places a developer can take a shortcut.
What they cost
Most four bedroom pool villas in Hua Hin sell between 9 and 22 million baht. Thap Tai and the Soi 112 corridor start around 8.5 million and suit families near BECC and True Arena. Hin Lek Fai runs from about 9 to 22 million and buys the largest plots within ten minutes of town. Golf addresses at Black Mountain, Palm Hills and Pineapple Valley range from 11 to 38 million, and sea view homes around Khao Tao and Nong Kae sit between 15 and 35 million. Pranburi and Sam Roi Yot give you more house for the money at the cost of a longer drive.
Ownership and running costs
A foreign buyer cannot hold the land in a personal name. The two established routes are a registered 30 year lease with renewal terms, or a Thai company holding the land while the house is registered to you. Instruct your own Thai lawyer before any deposit moves. Transfer taxes together usually land between 3 and 6 percent of the registered value.
Budget 3,000 to 5,000 baht a month for pool service, plus 2,000 to 9,000 baht in common area fees if the villa sits in a managed estate. Ask for two years of village accounts before you commit.
