How a listing is prepared
Inspection
A named agent walks the property before it is published. The listing notes cover what a photograph misses: road noise, the neighbouring builds, water pressure, and the condition of the pool and kitchen.
Photography
The gallery is shot for the public listing page. The first photograph is the one buyers see on cards across the site, so it has to be the room or the view that carries the price.
The listing page
Buyers get the price, beds, land, title type, map, and the agent who inspected it. Golf homes are filed with the course. Luxury homes sit in the luxury inventory. The page is written for a buyer who is not yet in Hua Hin.
Buyer reach
Enquiries come to a named agent by email, WhatsApp, and LINE, in Thai, English, or German. The reply standard is one working day, from the Selakam Road office, Monday to Saturday.
Negotiation
Offers are taken through in writing. Holding period, furniture, and who pays the Land Office costs are settled before anyone treats a handshake as a sale.
Transfer
An independent Thai lawyer handles the contract and the Land Office. We coordinate the dates and the documents. We do not act as the seller's lawyer.
