No. Banyan Residences ownership has historically granted the privilege to apply for a club membership, not free golf. The developer’s own FAQ listed application fees of THB 300,000 for 3 years, THB 450,000 for 5 years, and THB 700,000 for 10 years, plus annual dues of roughly THB 26,650 for a single membership excluding VAT.

A family membership covering two adults and two children ran higher again, at around THB 42,470 per year in dues. For a serious golfer that structure works out very well, since members pay a fraction of visitor rates on one of Thailand’s most awarded courses. The point for buyers is simply to budget for it as a membership purchase rather than expecting it inside the villa price.

The rebrand adds a layer worth knowing about. Banyan Golf Club became Pineapple Valley Golf Club, and a number of resale villas on the market still carry genuine lifetime Banyan family memberships as included assets.
