Is Pineapple Valley the same place as Banyan?
Yes. Pineapple Valley Golf Club is the renamed Banyan Golf Club, and the villa estate beside it, formerly Banyan Residences, is now BelVida Estates. Nothing about the physical location changed. Only the branding did.
The rebrand ran on a published timeline. Hua Hin Today reported in December 2023 that Banyan Residences Villas would continue as BelVida Estates Hua Hin from 1 January 2024, that Banyan Village, the long-term rental village, would become Terra Villa Village Hua Hin, and that Banyan Privilege Club would become BelVida Privilege Club. The golf club itself was rebranded in the first quarter of 2024. The same announcement confirmed that every existing villa owner, club member and tenant kept their rights and benefits without alteration, which is the detail resale buyers care about most.
The course underneath the new name is not new. Pineapple Valley Golf Club was established in 2009 on former pineapple fields and designed by Thai architect Pirapon Namatra to work with the natural terrain of the valley. It carries a Rolex Top 1,000 listing and has been named the best golf club experience in Asia Pacific. That pedigree is one of the reasons villa values here have held up better than the Hua Hin average.
So when you are reading listings, translate as you go:

Why do listings still say Banyan?
Because the search demand never moved. Agents keep the old name in titles and descriptions so the listing still gets found. If you see a page selling a “Banyan Residences villa” alongside another selling a “BelVida Estates villa”, you are very likely looking at the same estate and sometimes the same house.

Where is Pineapple Valley, and how far is the beach really?
The golf club sits roughly 10 km southwest of Hua Hin town, and the coastline is about 4 km east of it as the crow flies, with a low ridge in between. The villa estate is at a separate address closer to the sea than the course itself, which is exactly why published beach distances for this community contradict each other so badly.
This is worth slowing down on, because it is the single most misunderstood thing about the area. Where2Golf maps the golf club at 12.495462 north, 99.941511 east, in Thap Tai, and describes the coastline as about 4 km to the east behind the small range that gave Banyan its original name. The BelVida villas, however, sit in Nong Kae, on the town side of that terrain. So one page tells you “5 minutes to the beach” and another tells you “10 minutes” and a third gives you a straight-line kilometre figure, and all three are measuring from different points. None of them is lying. They are just answering different questions.
What this means in practice: you are not walking to the sand from here. You are driving. Straight-line distances are derived from the club’s mapped position and the Where2Golf location data. Drive times are approximate and stretch on high season weekends, when Phetkasem Road backs up around the mall junctions.
I drive this stretch most weeks, and the honest version I give buyers on the first viewing is this: the valley buys you quiet, elevation and space, and it charges you a car for everything else. Groceries, dinner, the beach, the airport run. If that trade sounds fine to you, this is one of the best-run communities in the province. If you were picturing a morning walk to the water, you are picturing the wrong side of Hua Hin, and I would rather tell you that in the car park than after you have signed.

What kinds of villas are at BelVida Estates?
They are detached Thai-Balinese pool villas on private plots, ranging from compact two-bedroom homes to large multi-building compounds with separate guest villas. This is not a townhouse or condominium estate. Every home stands alone in its own garden.
The typical layout follows a resort logic rather than a European one. The main house holds the living room, an open-plan dining area and a fitted kitchen, with two or three en-suite bedrooms. A separate guest villa with its own bathroom often sits across the garden, connected by a covered terrace that runs alongside the pool. Pools here are generous, frequently in the region of 10 metres by 6 metres, and the covered outdoor dining space is treated as a real room rather than a patio.
Plots are the differentiator against most Hua Hin estates. The land parcels here are large by local standards, which is what creates the privacy the community is known for, and the rolling former plantation terrain means neighbouring houses often sit at different elevations rather than in a flat grid.
Two more things worth knowing. Some villas are built to order rather than bought off the shelf, which lengthens your timeline but lets you specify the house. How much does a villa at Pineapple Valley cost?
Resale villas here trade across a very wide band, and the spread is driven by plot size, build year and whether a transferable golf membership rides with the title, not by the house alone. Two villas of similar floor area on the same estate can be many millions of baht apart for reasons that are invisible in the photographs.
Four things move the number:
Plot size. Land is the scarce asset in this valley. A villa on a large parcel with mountain outlook and no immediate neighbour prices very differently from an identical build on a standard plot.
Build year and condition. The estate has been developing since around 2011, so you are looking at homes from a fourteen-year span. Roofs, pool plant, aircon and teak all age differently in this climate, and a fifteen-year-old villa that was used six weeks a year is a different asset from one lived in full time.
The golf membership. Covered in the next section, and it can represent a meaningful slice of the asking price.
Ownership structure. A villa held one way and a villa held another way are not the same product to a foreign buyer even at the same price, which is the point most listing pages skip entirely.
Do not price this estate off portal averages. Villa averages for Hua Hin as a whole are dragged down by a very different type of housing stock further inland. Does a golf membership come with the villa?
Not automatically. Some resale villas at this estate carry a transferable membership or debenture attached to the property, and others do not. Verify it in writing before you price the deal, because the difference is not small.
When a membership is attached, check four things: whether it covers one person or two, whether it transfers to a buyer at all, what the transfer fee is, and what it actually entitles you to on the course. Sellers and agents describe these loosely. The paperwork does not.
To benchmark whether a membership is worth what it adds to the price, work from the visitor rate. Where2Golf recorded a high season visitor green fee of 3,800 baht for 18 holes at Pineapple Valley, with an optional cart at 750 baht and a compulsory caddie fee of 400 baht, as of its 2024 update. Multiply that by how many rounds you honestly expect to play in a year, not how many you imagine playing, and the maths usually answers itself. For scale, the club is genuinely busy rather than ornamental. Hua Hin Today reported that the golf club passed 40,000 rounds in a year for the first time in its history, and that the privilege club had grown past 2,500 members by 2023.
Can a foreigner own a villa at Pineapple Valley?
Not the land freehold. A foreign buyer holds a villa here through a registered long lease of the land combined with ownership of the building, or through a Thai company structure. This is national law, not an estate rule, and it applies identically at every golf community in Hua Hin.
The statute is short and worth reading rather than paraphrasing loosely. Section 538 of the Civil and Commercial Code provides that a hire of immovable property for more than three years is enforceable for only three years unless it is made in writing and registered by the competent official. Section 540 provides that the duration of a hire of immovable property cannot exceed thirty years, that a longer period is reduced to thirty years, and that the period may be renewed but must not exceed thirty years from the time of renewal.
Read those two sections together and the marketing shorthand of “30+30+30” stops looking like a ninety-year right. The first thirty years, properly registered, is a real and protected interest in the land. The renewals are contractual promises that depend on the owner at that future date agreeing. That is not a reason to avoid leasehold. It is a reason to have the lease drafted and registered properly, with the building held separately in your own name. One point buyers ask about often: the government’s proposal to extend foreign lease terms to 99 years was shelved in September 2025, so do not price a villa on the assumption that it is coming.
The company route is the other common structure, and it has genuine advantages and genuine exposure, both of which we set out in buying Thai property through a company. Is Pineapple Valley a sensible buy in the current market?
The provincial data is unusually strong against a weak national backdrop. Foreign ownership transfers in Prachuap Khiri Khan, the province Hua Hin sits in, rose 66 per cent while Chonburi fell 15 per cent and Chiang Mai fell 28 per cent.
That divergence matters more than any national headline. Thailand’s residential market had a hard 2025, with new housing sales collapsing and mortgage rejection rates for cheaper homes reaching extraordinary levels, but the pain was concentrated in mass-market Bangkok stock bought on credit. The buyer profile in this valley is almost the opposite: cash purchasers, lifestyle-led, largely European, largely insulated from Thai mortgage conditions. Two policy points to keep in proportion. The government cut transfer fees to 0.01 per cent, but only on properties up to 7 million baht, and most villas on this estate sit above that line, so do not budget for it. The Bank of Thailand’s relaxed loan-to-value rules run to mid-2026 and matter mainly to buyers using Thai bank finance, which most foreign buyers here are not.
Whether that adds up to a good purchase depends entirely on what you are buying it for. A villa in this valley performs well as a place to live and unevenly as a pure yield asset, and the framing in long-term investment versus lifestyle purchase is the honest way to make that decision. Who is Pineapple Valley right for, and who should look elsewhere?
It suits buyers who want quiet, space, elevation and golf on the doorstep. It does not suit buyers who want walkable beach access, a busy on-site social scene, or a school run measured in minutes.
The community is deliberately low-key. Large plots, mature planting and rolling terrain mean you often cannot see your neighbour, and the day-to-day rhythm is closer to a country estate than a resort. Residents skew European, older, and settled. The buyers who go wrong here are almost always the ones who bought the view and never drove the roads at 6pm on a Saturday in January. The buyers who are happiest are the ones who arrived knowing they were buying a quiet valley with a car in the driveway, and who checked the lease paperwork and the golf membership terms before they fell for the terrace.
